About This Service

What is an EICR?

An Electrical Installation Condition Report is a formal inspection of all the fixed electrical wiring in a property. It checks everything from the consumer unit and cables through to sockets, switches and light fittings.

For landlords in England it is a legal requirement to have an EICR carried out every five years or at change of tenancy. Homeowners and buyers often get one done for peace of mind, and many insurers recommend them too.

Yes. Since 2020 it has been a legal requirement for all private landlords in England to have a valid EICR. The report must be no more than five years old and must be given to tenants.
A typical two or three bed property takes two to three hours. Larger properties take longer. Ryan will give you an estimate when you book.
The report will list any issues as C1 (danger), C2 (potentially dangerous) or C3 (improvement recommended). C1 and C2 items need to be fixed. Ryan can carry out any remedial work needed.
Every five years for rental properties, or at change of tenancy if sooner. For owner-occupied homes every ten years is generally recommended.
Yes. If any issues are found Ryan can carry out the repairs and re-test, issuing an updated certificate once the work is done.
